Anxious to move in as quickly as possible, Janet did her own conveyancing. Various third parties have come forward claiming that they have interests in Waterloo Manor. Identify each interest claimed and apply the registered title rules to decide whether (or in what circumstances) the interest are binding on Janet. a) The interest of a neighbouring farmer Jerome, with whom Tom entered into an agreement by deed on 18th October 2003 that Jerome and future owners of his land could use a footpath into Waterloo Manor estate. b) The interest of Tom's mother Elisabeth, who paid the 10% deposit on Waterloo Manor when Tom bought it 10 years ago. Elisabeth has a suite of rooms in the Manor and is refusing to leave. c)The interest of John the owner of a neighbouring house. Tom entered into an agreement by deed with John two years ago in which Tom promised that he and his successors would never convert Waterloo Manor in to a hotel. d) The interest of Singh to whom Tom gave a right by deed (signed on 1st January 2004) to exclusive occupation of a cottage in the grounds of Waterloo Manor for 7years. e) The interest of Tom's wife Venus, who lives in the Manor House, but has made no contribution financial or otherwise to the house. f) The interest of Heider with whom Tom entered into an oral agreement one month ago that he could have exclusive use of a barn on the estate for two years at a rent of £400 a month.
